The Details
OCCUPANCY
The cabins sleep two only. No exceptions.
There are never to be more than two people on the premises at any time.
MINIMUM AGE REQUIREMENT
One of the two people staying at the cabin must be a minimum of twenty-one years old
at the time of arrival and possess a credit card in their name.
A valid state or federally issued photo ID is required.
PETS
Pets are not permitted on the property. There are absolutely no exceptions to this.
NO SMOKING
Both cabins are non-smoking cabins.
LOCATION
Whispering Pines is about 30 miles west of Colorado Springs at 9,500 feet.
Little Rocky is about 26 miles west of Colorado Springs at 9,000 feet.
CLOSEST AIRPORT
The Colorado Springs (COS) is 36 miles from Little Rocky and 41 from Whispering Pines.
Denver International (DIA) is 112 miles from Little Rocky and 118 miles from Whispering Pines.
WHAT DOES IT TAKE TO RESERVE A CABIN?
Regular Season
40% of the total nightly rental fees
Balance due 60 days prior to arrival.
Please refer to the cancellation policy.
Holiday Season
50% of the total nightly rental fees
Balance due 60 days prior to arrival.
Please refer to the cancellation policy.
$200.00 damage/cleaning deposit required
Refundable provided that there are no damages, losses or cleaning charges.
The damage/cleaning deposit is not due until the day prior to arrival.

CANCELLATION POLICY
Once any money is received it becomes non-refundable unless all of your reserved
dates are re-rented and for the same price. If all of your dates are re-rented, then only an
$85 cancellation fee will apply. Cancellations must be in writing.
Sorry, but there are no exceptions to the cancellation policy for military, job loss,
illness or for any other reason.
Let me know as soon as you can that you may have to cancel. The more notice
that I have the greater the chances are that I can re-rent the cabin and make you eligible
for a partial, and quite possibly a full refund, minus the cancellation fee.
CHECK IN AND OUT TIMES
Check-in is 3:00 p.m. or after Mountain Standard Time
Check-out is 11:00 a.m. or after Mountain Standard Time
IN THE CABINS
Both cabins have private outdoor hot tubs that are open all year.
Both cabins have kitchens with a refrigerator/freezer, electric range, microwave oven,
coffee-maker and filters, cups, cookware, plates, glasses, eating and cooking utensils.
Both cabins have dish soap, scrub pads, toilet paper and dishtowels.
You will need to bring food, spices, paper towels, trash bags and bath soap.
You may wish to bring firewood if you are at Whispering Pines as it is not supplied.
There is no maid service. Guests are expected to leave the cabin as found.
Cleaning supplies such as a vacuum cleaner, glass cleaner, and Ajax is supplied.
If you are at Little Rocky and will use the washer, you will need to bring laundry detergent.
Both cabins have an outdoor gas grill with propane provided.
NO outdoor fires or charcoal grills.
Little Rocky Mountain Cabin has a gas fireplace.
Whispering Pines has a wood burning stove. Firewood can be purchased locally.
Little Rocky has one king bed with linens provided.
Whispering Pines has one queen bed with linens provided.
Little Rocky has a washing machine and a dryer. Whispering Pines does not.
Laundromats are located in Woodland Park.
WHEN WE GET THE MOST SNOW
We sometimes get a few inches of snow in September. October can bring more snow.
Hardly an October has gone by where we didn't get a snowfall or two measuring six to ten
inches or more. The last of October in 2006 we had over two feet fall. It can really vary.
The rest of the snow season can bring anything from light flurries to an occasional blizzard.
February, March and April tend to be the months when we get the most snowfall.
We rarely get snowstorms that last more than a day. Brilliant sunshine, deep blue skies
and dazzlingly white snow seems to follow our snowstorms very shortly. Beautiful.
Four-wheel or all-wheel drive vehicles required in snowy conditions.
FYI....Did you know that the all-wheel drive Subaru Outback can be rented?
It gets about double the gas mileage of other all-wheel or four-wheel drive vehicles.
