Responsible Party

The Responsible Party/Renting Party is responsible for all fees, charges, and taxes associated with this cabin rental.

The Responsible Party must be 19 years or older, at the time of arrival, to rent a cabin.

No one may make or pay for a reservation for someone else or give a reservation to anyone.

Gift certificates are not offered.

 

 

Occupancy

No more than two heartbeats permitted per cabin at any time.

Occupancy is very strictly enforced.

 

 

Rental Rates and Minimum Stay Requirements

The Responsible Party is responsible for all nights reserved.

Rates and availability can be checked on line.

 

 

Damage and Cleaning Deposit

It is required that you leave the cabin as found with two exceptions only.

1)  You do not have to launder linens.

2) I will take one bag of trash free of charge at the end of your occupancy.

 

Most cabin rentals have a mandatory cleaning fee no matter how clean you leave it.

I save you that money by requiring that you leave the cabin as found.

This is a typical savings of $80 to $150 over many other places.

 

However, there is a minimum damage and cleaning deposit of $200 which is to be paid

no later than seven days from the beginning of your occupancy. This amount is

refunded as long as there is no cleaning needed and no damages of any kind.

 

This is someone's second home. It is not a hotel. There is no daily maid service.

Either I, the cabin owner, or an outside cleaning service will go into the cabin immediately

after you depart to replace linens, take trash, check for cleanliness, inventory items, etc.

 

 

Cancellation Policy

Cancellations must be in writing.

 

Once any money is received it becomes non-refundable unless all of your reserved

dates are re-rented and for the same price. If all of your dates are re-rented, then only an

$125 cancellation fee will apply. The Responsible Party is responsible for any nights that

do not get re-rented and the $125 cancellation fee.

 

If all of your reserved nights are not rented you are responsible for the nights

that did not get rented and the cancellation fee.

Example:  You rent 5 nights and all five are re-rented. You are responsible for only $125.

Example:  You rent 5 nights but only four are re-rented. You are responsible for the night

that is not rented and the $125 cancellation fee.

 

Guests that must cancel a paid or partially paid reservation but wish to reserve

a later date may do so but they (1) remain responsible for their original

reservation until such time that it is completely re-rented and (2) are also responsible for

their new reservation. Please call prior to your reservation if you are unclear.

 

Sorry, but there are no exceptions to the cancellation policy for military, job loss, marriage

cancellation or delay, illness, inability to obtain the appropriate vehicle or for any other reason.

Because unexpected events can impact your travel plans, we recommend that you

protect your vacation investment by purchasing travel insurance.

 

Once a reservation is confirmed, it cannot necessarily be changed.

You might be responsible for both reservations. Inquire.

 

 

Pets

Pets considered at select cabins only. Inquire.

If a pet is accepted it must never be left outside or left alone in the cabin.

No Smoking

You may not smoke inside the cabins.

It is also possible that the county will institute "no outside smoking bans".

When they do you are required to comply.

 

 

The Hot Tubs

The hot tubs are open year-round.

 

 

Inclement Weather

Guests are encouraged to arrive during daylight hours although not required.

Refunds are not issued for your inability to arrive at a cabin for weather related conditions.

Trip insurance is recommended.

 

 

Our Weather

Four-wheel or all-wheel drive vehicles required in snowy conditions.

It can snow from mid-September to about mid-May.

Snows in September and May are unusual but not unheard of.

 

February, March and all especially April are usually our snowiest months.

 

In snowy months you may need to have a 4-wheel or all-wheel drive vehicle.

 

Not all SUVS are four-wheel or all-wheel drive vehicles.

Please stress to the rental car agency that you are requesting a four-wheel or

all-wheel drive vehicle if you are coming during our snowy season.

 

Car rental agencies are at both airports in Denver and Colorado Springs.

YOU MAY FIND HUGE SAVINGS IN CAR RENTALS BY RENTING AWAY FROM THE AIRPORT.

 

Folks! I am in the middle of some intensive investigation here on pricing.

From what I understand the price difference between renting at the airport versus an

off-site location is as much as half if not more. Why wouldn't you pay for a cab ride or shuttle

from the airport if you could save $300-$600? Why?

 

In order to rent certain classes of vehicles (4-wheel drives) the primary driver be at least 25 years or older

 and have a valid credit card in their name along with proof of full coverage insurance. HOWEVER,

many car rental agencies have all-wheel drive vehicles and you may not need to be 25. Inquire.

 

Be careful when attempting to reserve a 4-wheel or all-wheel drive on line

as they are often confusing about whether it is 4-wheel or all-wheel drive.

 

Be careful when reserving a 4-wheel or all-wheel drive on line if you are under 25 years old.

I have heard that some systems let you reserve but when you get to the counter and asked for

proof of age and that proof reflects the primary driver is under 25 the rental is denied.

There are no refunds or credits issued for inability to obtain a 4-wheel or all-wheel drive.

 

Do not wait until the last minute to reserve a four-wheel drive. They have been known to run out.

 

 

 

Linens

One set of bed linen is provided along with extra pillows.

Thick comforters, quilts and extra blankets provided.

Bath and kitchen linens are supplied.

 

 

Outdoor Fires

Absolutely not permitted.

 

 

Charcoal Grills, Flammable Fuels, Fireworks and Firearms

Charcoal grills are not permitted. Gas grills with free propane are provided.

Torches, meat smokers, and flammable liquids other than the propane provided are not permitted.

The detonation of fireworks and firearms on the premises is not permitted.

 

 

Candles

Absolutely not permitted anywhere on the premises.

 

 

 

Telephone Land Lines

All cabins have a land line. You will  need a calling card to dial long distance.

I am quite nearby and can be reached by the land line.

 

 

Cell Phone Coverage

Most cell phones work very well at Little Rocky.

Cell reception is spotty at Whispering Pines.

Cell reception is very poor at Aspen Ridge and Pine Ridge.

 

 

Internet Access

Little Rocky now offers high speed internet access through Qwest.

No internet service at Aspen Ridge, Pine Ridge or Whispering Pines.

Woodstoves and Fireplaces

Aspen Ridge, Pine Ridge and Whispering Pines have woodstoves.

Firewood IS provided at Whispering Pines and Pine Ridge ONLY.

Firewood is NOT provided at Aspen Ridge but can be purchased locally.

Little Rocky has a gas fireplace. Wood cannot be used.

 

 

How do we reserve a cabin?

The Responsible Party must call.

 

A down payment, Rental Agreement/Terms and Conditions and Liability Waivers are required to hold a cabin.

50% of the total nightly rental fees is required to hold a cabin.

The balance is due sixty days prior to arrival and ninety days prior in holiday periods.

 

Please refer to the cancellation policy.

 

A $200.00 damage/cleaning deposit is required.

It is refundable provided that there are no damages, losses or cleaning charges.

The damage/cleaning deposit is not due until seven days prior to arrival.

Visa and Mastercard only.

 

 

Visa and Mastercard

The Responsible Party must possess a valid credit card in his or her name.

Debit cards are considered with a higher damage deposit.

That person is the one that must also complete the Rental Agreement.

Liability Waivers must also be signed by all persons at the cabin.

We do not accept payments from third parties or offer gift certificates.

 

A valid state or federally issued photo ID is required when you arrive.

If you do not have it, access is denied without refund of any type.

 

 

 

What are the check-in and check-out times?

Check-in is anytime after 3:00 p.m. Mountain Standard Time.

 

Check-out time is 10:30 a.m. at Whispering Pines and Little Rocky.

Check-out time is 10:00 a.m. at Aspen Ridge or Pine Ridge.

 

 

 

Structural and Environmental Precautions

Renters are advised that the cabins may have, or are in proximity to, structural and environmental

circumstances that could pose physical hazards. These may include, but are not limited to, rocky terrain,

hot tubs, steep slopes, cliffs, interior and exterior stairways and decks, slippery conditions, snow, ice, sleet,

fireplaces, woodstoves, sharp objects, noxious plant, wildlife and insects. Do not book a cabin if you believe

there may be a condition that poses unusual risk to any member of your party. You hereby release the owner

of the cabin and the rental agency from all personal safety risks and liability associated with the property rented.

 

Guests with mobility challenges or those traveling with children are specifically

advised to discuss concerns with us before you make a reservation.
